7 simple upgrades to increase the rental value of UK properties

Most professional landlords we work alongside are keen to do everything they can to ensure their tenants are 100% happy.

They appreciate that being proactive is often the best way to keep their property looking good - and increase rental values.

If this approach appeals to you, here are 7 of the best upgrades (suitable for all budgets) that you can carry out on a UK rental property…

1. Add kerb appeal & keep it clean

A clean house is a happy house. And if your property makes a good first impression, it’ll improve your chances of finding a tenant - and keeping them.

Keeping your property in tip-top condition so that it’s ready to rent at all times can increase values for minimal outlay.

Painting or cleaning the front door, cutting the grass and trimming any hedges or trees are all simple – and affordable - ways to make a big difference.

2. Make it smell nice

No-one wants to rent a home with an unpleasant smell. Our sense of smell is closely linked with the memories we have. If your property smells good, it’s got more chance of sticking out in a potential tenant’s mind.

3. Pick up a paintbrush

Most tenants stay in a rental property for around two years, so they’re looking for a home they can call their own. Giving your house a fresh coat of paint in neutral colours will keep it looking loved - and help it appeal to the broadest possible range of people.

4. Focus on the flooring

Carpets are warm and homely, but they stain easily and might make your rental property look dirty - unless they’re replaced regularly.

Tenants love wood flooring because it stays looking great and they can use rugs to stamp their own style on their home.

It often costs a little bit more, but most landlords find the investment to be well worth it as it helps to command a little bit more in rent.

5. Upgrade the kitchen and bathroom

No-one wants to cook in a tired kitchen or soak in a bathroom that’s seen better days. So, it’s no wonder that making improvements to these key areas nearly always leads to an increase in rental value.

Choose a timeless look and neutral colours as this will appeal to the masses and encourage tenants to stay longer.

If you’re budget is a bit tighter, adding a splashback is a simple way to make your property more modern and desirable.

6. Love your garden

No matter how small it may be, having a garden or outside space is often a big plus point for potential tenants.

Making sure it’s properly maintained will help increase rental value as people are willing to pay a premium for outdoor amenities.

Adding a swing may help your property appeal more to families, whilst young professionals or couples may prefer a patio or BBQ area.

7. Add useful appliances

For those landlords with a bigger budget, providing tenants with a washing machine, tumble dryer or dishwasher can give you a good return on your investment.

It’s a relatively simple upgrade, but it could add anywhere between £30 to £150 a month in rent, depending on the quality of the appliances.
