Investing to ensure excellent management of more than 2,000 residential properties across Yorkshire and Lincolnshire

It has been a year of expansion at Garness Jones Residential as our management of lettings and leasehold properties has expanded across Hull, the East Riding and into North Yorkshire and North Lincolnshire.

Our lettings team are supporting landlords ranging from professionals with large property portfolios to those who have only recently become involved in property letting and need a helping hand meeting all legal requirements and managing the day-to-day demands involved.

Of course, as a team looking after so many landlords and tenants, we are on hand 24 hours a day to respond to any immediate needs, ensuring emergency situations are promptly dealt with and that matters are handled efficiently and fairly at all times.

It makes it a challenging, but ultimately rewarding job.

It is fair to say that, as a lettings and property management specialist, a key focus for our work in 2019 has been to improve the quality and value of properties we look after – and to improve efficiencies across our internal procedures to better serve landlords, tenants and leaseholders as our client list has grown.

This is certainly something we feel we have achieved.

Higher quality service for higher quality properties

Being instructed to market 30 one and two-bedroomed apartments in the new £6m King William House development in Hull city centre – and then manage it on behalf of the owners moving forward - was an indication of how our reputation in residential lettings and management has grown.

This prestigious development was one we were delighted to be entrusted with, and it was a huge success for us, with almost every apartment let on 12 months contracts within a matter of weeks.

We knew that as we began marketing and letting higher-quality properties, which of course demand higher rents, we needed to provide a superb marketing service, and this is an area we have really advanced on behalf of our clients over the past 12 months.

Key to this has been our investment in a new website to enhance the experience of those looking for a new property – and of course help landlords who are always keen to ensure their properties are not stood empty for any extended period of time.

We invested in new camera technology and photography training for our staff, ensuring we are able to provide improved imagery, which is always so important when marketing properties and emphasising their best qualities.

Recently we added new facilities to the website which allow tenants and leaseholder to pay their rents and service charge online, and report any maintenance issues and upload photographs, meaning we can set the wheels in motion for appropriate repairs quicker.

Many of our letting’s properties are also now regularly marketed on social media via Facebook – a service we place a budget behind ourselves to reach a wider audience of property hunters, without passing on the cost to clients.

Significant contract wins for block management of residential leasehold developments

It has also been a successful year for the block management team who were instructed to manage the residential leasehold properties on behalf of Wykeland Beal, on the £80m Fruit Market development.

We were also instructed on the new Carter Drive development in Hessle and Manor House Mews development in North Ferriby on behalf of other local developers.

A further four developments have also moved over to Garness Jones to take over the management in 2019.

Our work in this area now spans across Hull, the East Riding, North Yorkshire and North Lincolnshire, and we now manage more than 100 blocks and developments of varying sizes, and even a growing number of private roads where issues such as road maintenance and lighting need collectively addressing.

Overall, we feel 2019 has been a year when Garness Jones has truly emerged as a leader in residential lettings and management, and we look forward to working with more developers, freeholders, landlords, leaseholders and tenants in 2020.
